CANCELLATION: If you cancel the reservation at anytime you automatically lose 10% of full reservation payment.
Less than 30 days notice from check-in 80% of payment will be forfeited.
Less than 2 week 100% of payment will be forfeited.

CARS: can accommodate 1 car in the garage with advance notice.
TIPS: Tipping is customary in Mexico. We typically tip $200.00 or more per staff member per week. Tips paid on credit card are
subject to tax which is 17%. So cash is probably better. If you have any complaints about the staff, please let me or the concierge
know.
1. AGREEMENT: Joe French, the Owner, and Renter agree as follows: Above Renter is an adult and will be an occupant
of the unit during the entire reserved period. Other occupants will be family members, friends or responsible adults.
Use of the premises will be denied to persons not falling within the foregoing categories, and as a result they would
have to vacate the property immediately without any refund. No keys will be issued to anyone who is not an adult.
2. SECURITY DEPOSIT: The security deposit is $0 for a vacation rental. The security deposit is due upon reservation of
the unit. The security deposit is fully refundable within 30 days of termination of occupancy provided that real and
personal property are in the same condition as when occupancy commenced, and all terms of this agreement are met.
Renter is liable for all replacements and repairs that are outside what is considered normal wear and tear.
3. PAYMENT: 50% of rental total is due at time of reservation. 50% is due 30 days before first night of stay.
Owners will verify funds and release key once funds verified. These payments may be made via Paypal to
jsmx7@aol.com Sandy Creek Group LLC/ Joe French. Upon inspection of the property following the rental term, the deposit will be returned and
will not be used if the property has not occurred loss or damage.
4. CHECK IN TIME: is 3.30pm. You may go straight to the House; you do not need to go by any office. You will be
greeted by the staff upon arrival and keys provided for your use. Your check-out Time is 11:00 am unless otherwise
requested. NO ONE is to be in the House or on the property after check-out time.
5. TELEPHONES: The villa has a landline which may be used locally and 2 wireless networks. Staff will help you with
passwords.
6. WHAT WE SUPPLY: Full Staff and everything you need. The property is equipped and set up as a fully furnished
property that will include bedspreads, linens, blankets, pillows, towels, as well as a fully equipped kitchen, TVs,
furnishings, BBQ grill, and outdoor furniture. THERE WILL BE EXTRA CHARGES TO YOUR SECURITY
DEPOSIT FOR REPLACING THESE ITEMS IF FOUND TO BE NECESSARY
7. RENTERS LIABILITY: Renter agrees to accept liability for any damages caused to the property (other than normal
wear and tear) by Renter or Renters guests, including, but not limited to, landscaping, misuse of appliances, and/or
equipment furnished. If damages are in excess of the security deposit being held, Renter agrees to reimburse owner for
costs incurred to repair/replace damaged items.
8. SLEEPING CAPACITY/DISTURBANCES: Renters and all other occupants will be required to vacate the premises
and forfeit the rental fee and security deposit for any of the following: A. Occupancy exceeding the sleeping capacity
stated on the reservation confirmation. B. Using the premises for any illegal activity including, but not limited to, the
possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age. C. Causing
damage to the premises rented or to any of the neighboring properties. D. Any other acts which interferes with
neighbors' right to quiet enjoyment of their property.
9. HOLD HARMLESS: Owner does not assume any liability for loss, damage or injury to persons or their personal
property. Neither do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply
of water, gas, electricity or plumbing. Nor will Owner accept liability for any loss or damage caused by weather
conditions, natural disasters, acts of God, or other reasons beyond its control.
10. NON EMERGENCY ISSUES: During your stay, report any non-emergency problems to the staff who can coordinate
with The property managers. Problems will be attended to promptly.
11. SMOKING: No smoking allowed inside the house. Smoking on Terrace is permitted but please discard ash and butts in
ashtrays, not plants or landscaping.
12. PROCEDURES: Upon departure please make sure all keys are in key box or returned to House Man. Please make sure
all snorkel gear and lifejackets are accounted for.
13. BAD WEATHER: There will be no refund for inclement weather.
14. ENTRY: There is key access from the beach and from Calle Sagitario.
15. MAINTENANCE AND REPAIRS: We will do our best to keep all equipment in good repair. When you check in or
during your stay, if you discover anything not in working order, please notify the Houseman immediately, We will
correct it as soon as possible.
16. ADDITIONAL TERMS AND CONDITIONS: The undersigned, for himself/herself, his/her heirs, assignors, executors,
and administrators, fully releases and discharges Owner from any and all claims, demands and causes of action by
reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her
guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless
of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this
agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable
attorney fees and costs.
REMEMBER THAT YOU ARE RENTING A PRIVATE HOME. PLEASE TREAT IT WITH THE SAME RESPECT YOU
WOULD LIKE SHOWN TO YOUR OWN HOME.
